How Active Duty Military Can Build a Real Estate Portfolio with VA Loans
Most people think of a VA loan as a way to buy one house. And it is. But if you're active duty and moving every few years, your VA benefit can do a lot more than that. It can help you build an entire real estate portfolio before you ever retire from the military.
I've spent a good chunk of my career working with military families at duty stations across the country, and this is one of my favorite strategies to walk people through.
The PCS-to-Portfolio Strategy
Here's how it works. When you PCS to a new duty station, you use your VA loan to buy a home there. You live in it while you're stationed, which satisfies the VA's owner-occupancy requirement. When you get orders to your next station, you keep that property and rent it out. Then you do it again at your next duty station.
Over a 15 or 20 year career, that could mean four, five, or even more rental properties, all purchased with zero down payment using your VA benefit.
Can You Really Use VA More Than Once?
Yes. Your VA entitlement can be reused. There's a concept called "remaining entitlement" that allows you to have more than one VA loan at a time, depending on the loan amounts involved. The specifics depend on your situation, but the short answer is that this is absolutely doable.
What About When You Leave the Military?
That's where it gets really interesting. By the time you transition out, you could have several properties generating rental income. Some of my clients have built portfolios worth well over a million dollars using this approach. And they did it without ever putting money down on any of those purchases.
